What Your Realtors Should Have Told You

As a self-professed minimalist and hardcore #simpleliving fan, I was looking forward to hearing what Joshua Becker had to say about the home-buying experience. Decluttering and simplifying my lifestyle has been enormously beneficial for me and I was hoping to find a kernel of wisdom that I could pass on to my clients. Instead, I was disappointed to find out that Josh’s multiple realtors over the years have not been living up to our Code of Ethics.  Joshua makes a good point—buy the home you need, not the most expensive home you can afford. Yes, technically real estate agents are classified as “salespeople” but every member of the National Association of Realtors pledges to hold themselves to a higher standard, one where the client’s interests come first. With such an important transaction, you want someone with local knowledge, of course, but more than that you want someone with integrity to represent you.

Josh’s story starts out great: he mentions his realtors have been helpful by providing insights into local neighborhoods, market trends and housing prices. He even says “each time, they have taken a genuine self-interest in my family’s well-being.” Well… Not exactly. If your realtor is pushing you to purchase a home that doesn’t make sense for your lifestyle or encouraging you to live beyond your means, they aren’t looking out for your best interests. Not only would I not want someone that irresponsible to be my realtor, I wouldn’t want them to be my friend. As realtors, we want our clients to purchase homes that help them thrive, not live bogged down in debt. We want to make clients for life, not just make a quick buck.

The Importance of Finding the Right Realtor

It’s disappointing that Joshua who has moved five times since college would frame this as “advice you’ll never hear from a realtor.” This is simply not true, although it may have been Joshua’s experience. Realtors have a fiduciary duty to our clients. Not only is encouraging someone to spend more than they should for our own personal gain a really sketchy thing to do, it’s also against the rules we have agreed to follow. Does it happen? Of course. Should it? Absolutely not. This is why it’s so vitally important to work with a realtor who is actually looking out for your best interests, someone who understands your goals in the home-buying process and can make sure that you are realistic during your search.

My Minimalist Home Search Tips

I’m sorry you felt like you were taken advantage of, Joshua. If you’re in the market for a new house in the future, I’d love to help you look for something that actually makes sense for your lifestyle. In the meantime, though, here are my 3 minimalist tips for the home search process after watching hundreds of people go through it! 1) Look at how you actually live. If you’re mostly Netflix and chilling in your bed, a formal dining room or big basement is going to sit there unused. Don’t waste your dollars per square foot on rooms you won’t ever live in. 2) Prioritize kitchens with windows over cabinet space! Natural light and a great view every morning will make you feel richer than a pantry full of canned goods ever will.  3) Unless you are buying a property as an investment or planning on expanding your family, more bedrooms are typically not worth it. At best, your relatives will stay at your house longer.

Does Solar Energy Make Sense For Your Home?

Solar Panels—Worth The Hype?

While completely eliminating your utility bill sounds alluring to most homeowners, purchasing your own solar panels still requires a fairly large upfront cost (around $20k in Fredericksburg). The good news is that solar energy is cheaper than ever before: the cost of installing panels has gone down about 50% over the last 5 years! Homeowners who purchase their own panels can claim 30% as a tax credit and the installation usually won’t trigger a reassessment of your home, so there are definite economic benefits to buying them outright. For those of us unwilling to fork over that much cash upfront, many companies offer leasing and power purchasing options which may be more palatable for the average homeowner.

Is Solar Right For Your Home?

It’s easy to see the benefits of solar energy, but let’s remember that the energy it produces is not actually free.  While you aren’t paying for the electricity they produce, you’ll likely have to pay close to $20k for the panels themselves. Depending on where you live and the size of your roof, this may or may not save you any money over the 20-year lifespan of the panels. To find out whether going solar is even a good option for your home, plug in your address on www.sunmetrix.com. They pull your utility info and your home’s stats to show how much you might save by purchasing or leasing solar panels and whether it would be worthwhile.

For example, when I put my home’s address into Sunmetrix, they actually recommended I don’t get solar panels! Even though I have the space and the sun exposure to support the amount of electricity I use, the cost of the panels and installation would be so high that I would basically break even. Unless I was an ardent environmentalist with $20k to spare, solar does not really make sense for my house. On the other hand, if you live somewhere extremely sunny or the cost of power in your area is quite high, solar panels may actually be a moneymaker because you can sell back any excess power your panels create to the power company.

Solar-Readiness May Improve Home Value

Another factor to consider when installing solar panels on your home, is the potential effect on your home’s value. You might notice that some homes on Zillow now have a “Sun Number” which rates how well-suited a particular home is for solar. If your home is designated to be solar-friendly or has a higher Sun Number, that might attract more eco-conscious buyers or people looking to reduce their utility bills. If you like the idea of using solar energy but your house isn’t a good candidate or you can’t justify the cost, community “solar gardens” are a cool new option! Crowdsourced panels would not only provide your community with free electricity, but would also appeal to buyers looking for green features in their next home.

What Legally Defines A Bedroom In Virginia?

What Is Required For A Bedroom in My Virginia Home?

I’ve been a Realtor for a long time and I recall that even in my licensing class that there was confusion as to what constituted a bedroom. I remember that the common opinion was a room with a window and a closet.  BOOM. Done.  …Yeah, not so much.  Where as the answer is simple, it’s not THAT simple and the customary ideology was wrong.

This type of misunderstanding happens far too often when people are unwilling to look at the actual rules that establish what something is.  The Virginia Statewide Building Code sets the standards for what constitutes …well, everything.  In this case we’re speaking specifically of bedrooms, so I’ll list those standards.

The Summary of Standards

  • Ceiling Height: The ceiling must be at least 7 foot tall (Less than that and we can only sell to Hobbits)
  • Egress: Each bedroom must have a window or door by which an individual can leave. The egress should be at least 5.7 square feet and no more than 44 inches from the ground. And because prison cells are frowned upon in a house, you can’t have grates or bars installed on the windows (my heart goes out to teenagers who are trying to sneak in a friend, because they saw it in an 80s movie that one time).
  • Entrance: The door used as an entrance to a bedroom may not be through another bedroom. It must have a primary entrance from a larger room or hallway. (Sorry, no bedroom mazes as much fun as that may be)
  • Square Footage: The minimum square footage is 70 square feet, with an additional 50 for each additional occupant.  So if you have two people living in a bedroom, then it needs to be 120 square feet (which is still suffocating, unless you’re newly weds).
  • Heating and Air:  The bedroom must have natural ventilation and a heat source tied to the house. (Unlike that person in finance, that you work with who surrounds themselves with 5 portable heaters at thier desk …in July…, you cannot use portable heaters to qualify a bedroom.)

What About A Closet?

Nope. It’s a myth.  You do not have to have a closet.  There is no statewide rule that requires a closet in the bedroom.  This myth is derived from an old FHA standard that was abrogated in the mid to late 1990’s and once required a closet for a bedroom to be counted as such.  I’ve heard of an appraiser who stated that they wouldn’t count it.  That’s fine, it’s easy enough to challenge and now you know that your appraiser hasn’t read a regulatory update in about 25 years.  Appraisers cannot create regulation.  Some appraisers will state that its in the lender’s guidelines. It may very well be, but you should ask to see a copy of that section of the guidelines. Local jurisdictions may have some requirements about bedrooms in their building code.

But The Home Only Perks For A 3 Bedroom House!

Agents would be well advised to disclose what a home’s septic perk for. If the reality is that you do in fact have 5 bedrooms and a 3 bedroom perk, then you should disclose just that.  So, let potential buyers know that the house is overbuilt for the system, but there’s no reason to consider it as fewer bedrooms.  In 2006 this was challenged by a consumer against a Real Estate Agent in the Fredericksburg Region.  The Virginia Real Estate Board found that the agent was not in violation of any rules, because they stated a fact with a disclosure, therefore allowing the Buyer to make a decision on how to proceed.

Remember that in order to be effective a disclosure should be meaningful, timely and in writing.  Let buyers know before they draft an offer, or even see the property what the deal is with the bedrooms and septic perks.  Put it in writing in the agent only section of MLS and also make sure that it’s in the Residential Property Disclosure or some other area of the contract.

It’s important to note that the methodology for the bedrooms is that there is a 2 person occupancy by bedroom and there is reverse engineering as to what a septic system can handle based on occupancy. Consult with an engineer if you’re looking to over-occupy a house.

This is a great rule to use when extended family wants to stay for the holidays.  “Nope mom-in-law, my house can’t handle any more crap. Sorry, it’s only perked for us.”

I do wish to be clear in that I am not an authority on this and that any agent or consumer who has questions should use this post as a guideline that I believed to be accurate at the time of writing.  Local zoning departments may set higher or different standards and agents and consumers should also defer to the local offices when they have questions.

Joye Marsh Administrative Professional of the Year

Joye MarshEach year the Fredericksburg Chamber of Commerce chooses an honoree to be recognized as the Administrative Professional of the Year.  This year Joye Marsh from the Commercial division was recognized by the Chamber for this award.

Joye has gone above and beyond to ensure the success of her company over the past several years.  She comes in early and stays late beyond what is typical to assist when needed.  The few times she has called in sick or whenever she is on vacation she always responds to emails so that no one is slowed by her absence.

As the self-proclaimed “Office Mom” Joye is always planning a birthday celebration, baby shower, wedding shower, sending flowers when someone has lost a loved one, or to celebrate a victory or milestone.  Her contributions help maintain the cohesiveness of her office.

Joye is the philanthropic coordinator for her company.  She is always organizing an event or donations to help her company give back to the community.  She was instrumental in their efforts to help with Habitat for Humanity’s “Women Build” Project by raising money, coordinating events, and even swinging a hammer during the construction phase of the project.  She truly loves to help and never does so for recognition or reward.

Over the last 3 years Joye has remained a student through continuous and frequent training sessions.  She assists with the training sessions and continuing education efforts the company offers to the Sales Agents to keep their skills sharp. She has even begun the process of obtaining her salesperson’s license from the Virginia Real Estate Board, not so that she can begin to sell, but so that she can better serve the agents that she supports.

In 2013 during the merger of Coldwell Banker Commercial Elite and Silver Commercial Brokerage, Joye was there to help oversee integration of existing systems and processes of the two companies to make the overall operation more efficient.  This included getting over a dozen experienced sales agents acclimated with the process, all the while converting approximately 100 property listings into the new Coldwell Banker Commercial marketing & accounting systems.  Thanks to Joye’s experience, work ethic, perseverance, and can-do attitude the transition was smooth and successful.

Joye Marsh is a shining example of what an administrative professional SHOULD be!

Coldwell Banker Home Listing Report Finds Danville and Reston/Vienna Ranked Most Affordable and Expensive Markets in Virginia

Coldwell Banker Real Estate LLC released its 2015 Home Listing Report (HLR), which ranks the affordability of 51 real estate markets in Virginia. The Coldwell Banker® Home Listing Report named Danville the most affordable market in Virginia, with an average listing price of $144,835, while Reston/Vienna ranked as the most expensive market in the state, with an average listing price of $641,783.

The annual report is the most extensive home price comparison tool currently available in the United States, ranking the average listing price of four-bedroom, two bathroom homes in more than 2,700 markets. While other affordability reports provide average or median prices for all homes in a given area, the Coldwell Banker Home Listing Report analyzes more than 81,000 four-bedroom, two-bathroom home listings to better address how much a home in one market would cost if the same home were located somewhere else in the country.
