If These Walls Could Talk: Google’s New HoME Plug Lets Your Home Talk To You

Late Sunday night, Google released its newest smart home device, the “HoME” Plug. By just plugging the HoME into a wall outlet, homeowners can have an inside look on not only what their home’s immediate maintenance needs are but also it’s preferences vis-a-vis paint colors, interior feng shui, and complementary landscaping.

Beta testers reported improved energy efficiency and “much better vibes” after just a few weeks of using the HoME plug. Sarah Jones, of Spotsylvania, says “Obviously, we love the fact that our house can order it’s own air filters and deck stain now but we didn’t realize how badly it wanted us to rearrange the living room furniture. It really flows better in there now.”

After months of testing, Google found that most homes preferred more neutral colors and resented “statement walls.” The HoME can also let homes order their own deep cleanings and lawn service, as needed. “We found that just letting the house tell us what it wanted was actually more cost-efficient! Turns out, we only need to shampoo the carpet every few months and the house looks just as good,” reports Jack Henson of Locust Grove. Pet parents will love the updates about Fido’s activity throughout the day and can even get notifications if a naughty pup tries to get into the trash.

As with any new release, there will be minor bugs that need to be worked out but Google is optimistic for the device’s potential. “We’ve had very few issues but there have been reports of homes ordering all new shrubbery for themselves or activating the sprinklers after streaming a really sad movie… This should all be worked out with our next firmware update,” assures Greg Kent, Director of Sentient Smart Home Products at Google.

If you’ve read this far, this is obviously a big ‘ol APRIL FOOLS!! Hello! As the new Director of Career Development at Coldwell Banker Elite, I am so excited to be directly involved in our future growth!  With over 42 years in this industry, I still get very excited about the benefits that a real estate career offers to prospective Realtors.I believe the top three benefits this business offers is financial independence, the freedom to manage your own time and most importantly, the ability to service and assist clients and customers to obtain one of the biggest assets of their lifetime: their home!

Financial Independence

To obtain financial independence, you must be willing to invest the time and dedication necessary to growing your sphere of influence and developing great relationships with your clients or customers so they will want to send you referrals. After all, it’s about repeat and referral business! One way I accomplished this was walking the neighborhoods. I target-marketed on Saturdays with my dog, speaking to people who were working outside in the yard, inquiring if they knew of anyone that wanted to sell their home. I would leave a few cards with them and move on. This is a great way to meet people face-to-face without knocking on doors. I always obtained a listing or two every Saturday I did this.

Manage Your Own Schedule

To manage your time effectively, you must be willing to learn all the technical applications and tools that we offer here at Coldwell Banker Elite so that you are not necessarily working harder but smarter, with less time involved to accomplish your daily goals. I use social media extensively to introduce myself to prospective clients as well as staying in touch with existing clients. It is a great way to introduce yourself and move through the 36 touches quickly that are necessary to start building trust with clients and customers. It is a must to use a CRM to manage your database and activities on a daily basis. We have many tools available to help you manage your business so it works for you!

Help Clients Achieve Their Goals

And finally, to properly service your customers and clients, you need to know every aspect of your agency, sales contract, and listing agreements. Staying informed of market conditions, outside influences and situations that can affect the property and the surrounding neighborhood will also help you best advise your customers or clients on how to move forward and achieve a smooth home purchase or sale. My experience has shown that involving yourself in online and in-person classes to stay current and familiar with all forms and contracts, as well as legislation that affects our industry will help you implement what you learn on a daily basis. In my opinion, keeping these three benefits in mind as you move through your real estate career, will help you stay focused and be a huge success.

Define Your Must-Haves

One of the biggest problems we run into as Realtors is when couples have different expectations about what features are absolute must-haves in a home. Stafford agent Debbie Stump of the Rubio Group says, “When purchasing a home with your partner discuss the items on your home search that are most important to you both such as attached garage, number of bedrooms etc. Once you both know what is most important to the other the rest just falls into place.”

Strictly defining what is absolutely necessary and what is just “nice-to-have” will make your home search easier and drama-free! Spotsylvania agent Sarah Hurst points out that “Most people view the word couple as husband and wife, boyfriend and girlfriend but I was fortunate enough to have a single mother client with a 9 year old daughter. The daughter’s health issues made her unable to walk for 2-3 months so in the meantime, we found them a perfect home with two first-floor master bedrooms and lots of room for them to grow! This mom (my client) feels like buying them a home is a great start to getting their life underway!” No matter who you’re purchasing the home with (or for!), taking their needs and wants into consideration should help steer the direction of your search!

Money Moves

For some first-time home buyers, combining finances with a partner is the only way they’d be able to afford purchasing their own home. Several of our agents recognized the financial advantages of buying a home. As Massaponax agent Michael Skinner put it, “If you’re tired of paying someone else’s mortgage, why not invest in your own future?” Tatyana Ganeyeva, of our Stafford office, advises “If your finances are in order, I would definitely consider buying a home. It’s a great investment, your best money saving tool and a place where lasting memories will be built.”

Expect the Best, Prepare for the Worst

Whenever couples make a big financial decision like purchasing property, it’s important to make a plan so that all parties are protected. Stafford agent Terin Merriman warns, “Make sure you protect your own best interest, regardless of whether you’re buying with your best friend, boyfriend, etc. If for whatever reason you’re not on the loan, ensure your name is on the title so that legally it’s just as much your home as anyone else’s. Don’t just simply move in and help pay someone else’s mortgage.” Protecting your own best interest in a home purchase isn’t necessarily a harbinger of divorce or eventual animosity! It’s simply the smart thing to do when dealing with such a large investment. As King George agent Debbie Render put it, “It doesn’t matter if it’s a romantic coupling or really good friends who go in together to buy/share costs. It’s just best to see an attorney before actually buying, to work out an agreement between the parties beforehand, so that both know what will happen in a “worst-case scenario.” Using a knowledgeable agent and an experienced settlement company can be really crucial in these situations so that you have an advocate on your side!

Local Love: What Made You Fall In Love with Your Neighborhood?

It’s hard to pinpoint exactly what it is about your hometown or favorite neighborhood that really made you fall in love with the place… Was it the charming Main Street or the easy access to awesome shopping? Location, Location, Location

For some agents, location and proximity to local amenities is key. Alison Rabak from our Gainesville office talks about her dreamy neighborhood layout, “I fell for our new neighborhood because of its location! My kids walk to school and there is a path around a pond that connects to restaurants, shopping, and a movie theater.” Maya Bonello of the Rubio Group in our Stafford Office took resale value into account: “My husband is in the Military and we didn’t know if this is the place we would stay forever. But we knew location mattered to us – personally and also for resale. We wanted to be in an established area with great schools, a welcoming neighborhood, and a home walkable to parks and shopping centers. Fairfax City gave us just that. We couldn’t be more in love with the area.”

Love At First Sight

Just like a great love story, sometimes the final decision is based entirely on a feeling! Stafford agent Terin Merriman “fell in love with Stafford because it has a country feel. Backroads with gorgeous views, horses and cows!” While Gainesville agent Vera Boujaoude was mainly interested in a particular school district, “We fell in love with our neighborhood because…when we came to see the home, we noticed tons of kids our kids’ ages on our same street. We felt like we were home!”

5 Things To Consider Before Getting Your Real Estate License

After teaching a pre-licensing course for several years, I have seen the same look come across some of the student’s faces when they start to realize what is involved with becoming a real estate agent. Some are in the class because they have a friend or family member in the business so they are somewhat familiar. However, others have told me things like they really like looking at houses so they think they would love being a Realtor. Others want to flip homes and re-sell them with dreams of getting rich quick. Some think that they can work as a Realtor part-time and double their income. Real estate is a wonderful, ever-changing field, but there are a few things that you may want to consider before getting your real estate license.

1. Have a Nest Egg

You’ll want to have enough money saved up to cover your initial startup costs. You will need money to cover your education costs, the cost of the state and national exams, your license activation fee, and the fees to join the local, state and national Realtor associations. There is also a charge to join the local electronic lockbox system so you can access homes to show them. Typically, just those fees alone can total over $2000 in our area. They can cost more in other areas of the country. You may find a brokerage that covers the cost of you new business cards, signs and lockboxes but some brokerages expect the realtor to cover those costs as a part of doing business.

Real estate agents don’t receive their paycheck until after a property closes. It is not uncommon for it to take 3-6 months to get established and have your first closing. You’ll need to have sufficient funds to support yourself until you are up and running. There are exceptions, but many agents don’t feel like they hit their stride until they have been in the business for three years. As a brand-new agent, you have a lot to learn and have to convince clients to trust you. Buying or selling a home is the single largest investment that many people make. Clients want to know that you are experienced and competent.

2. Pick the Right Brokerage and Make Time for Continuing Education

Just passing the state and national exams doesn’t mean you will know how to be a real estate agent. Those exams are to make sure that you understand the basics of real estate law, real estate definitions, business ethics and what your responsibilities are as a real estate agent. The exams don’t teach you how to do a market analysis, a listing presentation, market yourself, farm for prospective new buyers, how to write a contract or what to do with a contract once you have written one.

When interviewing brokerages, you will want to find one that has an excellent post license education program. Some brokerages offer a formal classroom situation, a Realtor 101 if you will or boot camp to get new agents up to speed. Others offer a mentoring program where they will pair you up to shadow or get assistance from a more seasoned agent. You’ll want to take the time to interview each brokerage and have prepared questions written up in advance to make sure that you will get the best training possible. A good education is going to be the foundation for building a successful career as a realtor.

You’ll want to ask not only about education but what tools the brokerage provides and which ones you’ll need to pay additional fees for. Many brokerages offer programs and apps to help make your job easier as well as make you competitive with other agencies out there. There are lead generation programs, electronic signature formats, paperless filing systems, marketing tools, web pages, `relocation programs, lead management systems, etc. A good brokerage will stay on the cutting edge of our ever-changing technology.

It’s important to not only meet with the managing broker but to get a tour of the brokerage when agents are there. Even though you are considered an independent contractor you’ll want to make sure the culture within the office is a good fit for you. Some offices are really big while others only have a few agents total. You’ll want to see if there are mandatory weekly or monthly meetings or required desk duty times. It is important to make connections with buyers and sellers but good agents also realize the importance of networking with their peers. In the beginning, you can learn so much from the seasoned agents. Once you are up and running, it is nice to have the respect and good working relationship with other agents when navigating through a difficult contract. Other agents will appreciate a professional agent on the other side of the transaction and it helps to ensure that the property will actually go to closing.

It also takes time to fill out all the new realtor paperwork and join all the required associations. Many of the local associations will offer monthly continuing education classes as well. You should make sure you carve out time to attend as many classes as you can so you can learn your new trade. In Virginia, new agents are required to take 30 post-licensing credits within the first year after you receive your license.

3. It’s Difficult to Sell Real Estate Part-Time

For a lot of the reasons mentioned above, it will be difficult to hold down a full-time job and totally commit to real estate. It can be done with a lot of hard work and intense time management if you have some flexibility with your current job. It used to be easier to dabble in real estate or only close a few transactions a year but it is becoming increasingly difficult to just put a toe in the water without diving in. Most agents want to do enough business in their first year to cover their fees and start-up costs. Over the years real estate laws, contracts and file management has become much more detailed and complex. Things are always changing and you can become a liability to yourself and your brokerage if you do not stay on top of our ever-changing industry.

Today’s buyers and sellers work odd hours, work from home or have access to 24-hour technology. When they have a question or a concern, typically they expect a fast response time. If property inventory is low, buyers or investors often have to go tour a property on the same day it goes on the market in order to get their offer in before the property is snatched up. They just are not willing to wait until you are off from your other job to answer their phone call or meet at a property.

It is not a 9 to 5 job. Sometimes the only time a client can meet you is in the evening or on a weekend. You may have to meet a home inspector or appraiser at 9 in the morning or write an offer at 11:00 at night. Time management will be the key to keeping your own sanity.

4. You Need To Be Self-Motivated

You will be your own immediate boss. You’ll need to make a business plan and hopefully be connected with a brokerage that will help you figure what you need to do to hit your financial goals. If you don’t have anything under contract one month than you will not have closings the next. Unlike most hourly paying jobs or salaried positions, if you don’t work in real estate you don’t get paid.

You’ll also master your own budget. You’ll need to make sure that when you do have a closing, that money will last you until the next. Many people don’t think about this before getting their license but as an independent contractor taxes are not taken out of your commission. You will need to set money aside to pay quarterly taxes. Most brokerages don’t have medical insurance plans or 401K plan either so you will be responsible for your own medical insurance and retirement. Meeting with a good accountant or financial planner is not a bad idea and will help you set goals for yourself when you make your business plan.

5. You Get Out What You Put In

Are you still with me? Hopefully, I have not scared you off. There is a lot to consider before becoming a real estate agent but it is a business with great opportunity. If you work hard as a realtor and put your all into it, you can reap great rewards.
